Why
should I rent a house?
Renting a home
is the most economical way to vacation. The cost per night
is less. You have your own kitchen. You have your own bedroom.
After a fun day of being at the beach, boating, etc., you
can relax by your own pool.
You don’t have to go back to a small hotel room or share
a pool with other condo owners. Plus you can fish off our
back dock.
Back
Why
rent our house?
You will deal
directly with the owner. You don’t have to go through
an uncaring agency. You are only a 10-15 minute boat ride
to the Caloosahatchee River. The basin view is incredible.
Our rates
are the most competitive you can find especially considering
the proximity to the Gulf. We have close to 4,000 square feet
of covered area. Our pool is oversized and heated. This allows
you to swim during the winter months.
Back
What
are some of the house features?
Number one is
the location. You can access the river from two different
locations in less than 15 minutes. From there you are only
15-20 minutes from the Gulf. Some homes are so far in that
it could take over 45 minutes or more to get out of the canals.
Our home has a huge 2,000 square
lanai/pool area. The pool is oversized and has a little
bar table in it. The lanai has stereo
speakers, two bedroom access and bathroom access. The
master bathroom has a large walk-in
shower Jacuzzi
tub and is separate from the other bedrooms. We have a
large
screen TV in the family room and cable TV in all three
bedrooms. Back
Is
the house completely furnished?
Yes! Our house
includes everything you would expect in a house. Some of the
items included are a kitchen stocked full of dishes, cups,
silverware, pot and pans. There is a coffee maker, blender
and microwave. Bedrooms are equipped with linens, TV's, dresser,
alarm clocks. We provide bath towels. There is a washer and
dryer for your use. Back
Is
it too hot in the summer?
The best part
of Cape Coral is that it is surrounded by water. You have
the Gulf of Mexico to the west. The Caloosahatchee River to
the east. Plus the whole city has 400 miles of canals running
through it. All this water creates delightful breezes. It
is warm, but when you factor in the breezes and the water
location it really is not any warmer than any landlocked areas
in other parts of the country. Back
Is
your pool heated?
Yes it is. This
allows for comfortable swimming during the winter months.
Back
Why
Cape Coral?
Great weather!
Great
Fishing! Great Beaches! Our house is only 20-30 minutes
from the airport. Very little chance of a hurricane. Easy
drive to Miami, Tampa or Orlando. Being in Southwest Florida
practically guarantees you will have a warm winter. Back
Do
you have to worry about hurricanes?
Hurricanes
are always a concern. But due to the geographical location
the chances are really minimized compared to other locations
on the gulf coast. Of the over 50 major hurricanes in the
last 100 years that have made landfall in the Gulf of Mexico,
only three have come close and the one that did was a category
4. Back
How
do I go about renting your house?
The first thing
is to check the availability
calendar. Once you have your week picked out, call us
or e-mail us with your week and we'll mark that week as pending.
We'll have you fill out the application
and mail in the $350.00 security deposit. Once we have your
deposit we'll change the week to reserved. 45 days before
your vacation we require that we receive your weekly lease
payment. About 5-10 days before your week, we will arrange
for the key. (There is a $50.00 lost key fee) Back
Besides
the weekly rental rate, are there any other costs?
There is the
$350.00 deposit. A $150.00 cleaning fee will be deducted from
the deposit upon checkout. There is a 11 % sales tax. You
would be responsible for any long distance calls. To protect
against abusive use of the utilities, you have a $75.00 credit.(Normal
is $50.00-$60.00 usage) Utilities used beyond that will be
deducted from the deposit. (Very, Very Rare) Of course any
damages will be paid out of the deposit plus any amounts not
covered by the deposit. Back
How
soon do I need to send the deposit and my lease payment?
The sooner the
better. Your week is not reserved until we receive the $350.00
deposit along with the application.
You will need to have the lease payment and signed lease to
us at least 45 days before your week starts. If we don't receive
the the lease payment within 45 days, you will forfeit your
deposit. (Unless we find someone to rent your week) If you
are making application within 45 days, we will require the
deposit, lease payment, application and lease sent at the
same time. Back
When
do I get my deposit back?
Your deposit
minus the cleaning fee, long distance calls, utilities in
excess of $75.00 and damages are returned in approximately
30 days after you check out. Back
What
if have to cancel?
Once we receive
the deposit and the week is taken off the market, your deposit
is non-refundable. If we don't receive your lease payment
within 45 days of your week, we make your week available and
you forfeit your deposit. If we have received your lease payment
and we have least 21 days notice before your week starts,
you will receive 50% of your lease payment back. If you need
to cancel within 21 days, we will refund 25% of your lease
payment. But remember your deposit is non-refundable. If you
can find a suitable renter to replace your week we would be
willing to do that. Back
